Landlords: the rent, the certificates and the repairs on one record

The landlord’s problem is the join

Rent in a spreadsheet, certificates in a drive, repairs in a chat thread. Each works on its own until the month they have to agree: the arrears chase that needs the tenancy dates, the re-let that needs the gas record, the deposit return that needs the repair history.

Tenancies and rent that keep their own books

A tenancy holds the occupants, the rent schedule, the deposit and its lifecycle from draft to ended, and the agreement can be signed electronically without leaving the record. The rent engine raises each period’s charge from the schedule, records payments and adjustments on an append-only ledger, and a balance above zero is arrears — a queue to work through, not a memory to check.

Tenants can pay rent by card from their own portal, through your Stripe account rather than ours. The landlord dashboard shows the portfolio as occupancy, rent roll, arrears and deposits held.

Compliance that can say no

Every property carries the UK compliance pack: the gas safety check every twelve months, the EICR every five years, the EPC every ten with a minimum rating of E, and smoke and carbon monoxide alarms as a periodic check rather than a dated certificate. Expiry dates come from the certificates filed, renewal alerts come before the dates, and a tenancy cannot go active while a blocking requirement is missing.

The certificate is on the property, and the property will not let without it.

Repairs with a trail

A tenant reports a fault through their portal, with photos, and it lands as a ticket on the property rather than a message on your phone. You dispatch it to your own contractors or post it to the marketplace; the work is evidenced from the visit and becomes an invoice without re-keying. Contractors join free, with their own account and their own books.

When the deposit return comes round, the repair history is already on the record.
